New for those who prefer smaller apartments to live in or invest in, but who don’t want to give up sophistication, exclusivity and original architecture. The construction company Lotus has just launched the Haya development in Brasília. Highly anticipated in the real estate market, the high-end residential complex is located in block SQNW 306 in Noroeste.
With the presence of several architects, engineers, interior designers, construction suppliers and the general public, Lotus also presented the decorated apartment.
For those who missed the inauguration, the unit can be visited at Casa Lotus, located in CLNW 2/3, block D, in Noroeste.
Following the Lotus standard of original projects, quality and sustainability differentials in all phases, Haya will have two-suite apartments, starting at 66m², and duplex penthouses starting at 153m².
All apartments will have up to two parking spaces in the garage, a guest bathroom, a balcony and floor-to-ceiling windows in the living room and suites, ensuring greater light and spaciousness in the spaces.
Haya also stands out for its exclusive façade, where structural elements are part of the volumetric composition and reinforce the lines that describe its unique personality. The development is made up of more than 400 fixed brise-soleils made of wood and exposed slatted concrete.
“All of our developments are signature and exclusive. Those who choose to live or invest know that they are choosing something unique”, explains one of the owners of Lotus, Ruy Hernandez.
The development of the Haya architectural project involved the Lotus team, Estrela Arquitetura and Valéria Gontijo + Arquitetos.
The building has infrastructure for soundproofing in spaces such as the party room and gourmet space, as well as acoustic insulation between one apartment and another. It also offers a water filter for the refrigerator, a panic button in the suites and a charging station for electric cars in the garages.
The leisure areas on the top floor will be delivered fully equipped and air-conditioned.
The idea behind Haya is to offer residents leisure areas that can serve as an extension of their daily activities. Integrated with the gardens and terraces, the common areas, in addition to convenience, bring comfort and functionality to everyday life.
The entire leisure area of the development is on the roof, divided into two blocks. On one side are the spaces for daily use, such as the gym and swimming pool, and on the other, a gourmet space and two barbecue grills. The entire space is made up of:

All common areas are connected to the terrace, ensuring a wider view for residents and integration, bringing more comfort to users. All this without charging extra fees.
Sustainability is a strong feature of the Haya development. The common areas will have rainwater reuse, an emergency generator for automatic activation, presence sensors in the halls, stairwells and circulation areas, and automation of the pump systems. The development will have LED lighting in the common areas and basement.
In the private areas, all toilets are equipped with two levels of activation to save water.
“At Lotus, in addition to our signature projects, sustainability is a hallmark of our developments,” added Ruy Hernandez.
Another major differential of Lotus is the delivery time of the developments. While the market expects an average of 48 months, the delivery of Lotus properties takes place in half that period. The Haya, for example, is expected to be delivered in August 2023.
“At Lotus, all of our developments are delivered within a maximum of 24 months. Buyers know that they can count on delivery on time, without delays,” emphasizes Luiz Felipe Hernandes, also the owner of the development company.
Accustomed to launching units with much larger floor plans, brothers Ruy Hernandez and Luiz Felipe Fernandez, the creators of the construction company, say that the arrival of the Haya residential complex on the market in the Federal District is marked by great enthusiasm.
“This is Lotus’ first two-bedroom construction and we were surprised by the demand for this type of development at the launch and inauguration of the decorated apartment. In this proposal, we work with a public that is buying their first property, whether to live or invest”, said Ruy, highlighting that Haya is a project unlike any other launched on the market in Brasília.
On the market for three years, Lotus already has eight developments in its portfolio of launches and deliveries.
