Lotus has just concluded another historic operation for Brasília’s real estate market: the sale of the Lotus Prime building to the Delegation of the European Union for R$ 146,6 million. The negotiation, carried out directly with the EU headquarters in Brussels, represents a cap rate of 5.1% — a highly competitive indicator, especially in a high-interest-rate scenario.
More than a financially relevant transaction, this sale reaffirms international confidence in Lotus’s business model and in the potential of the Brazilian corporate market. The building, previously leased to the Delegation, will now become part of the European Union’s property portfolio in Brazil. The signing of the purchase and sale agreement took place on August 5, at 10 a.m.
Excellence that transcends borders
Located at SHIS QL 08, block 1, in Lago Sul — one of Brasília’s most strategic and prestigious addresses — Lotus Prime is close to the Garças Bridge, the international airport, and dozens of embassies. It is a “AAA” standard corporate building, with LEED Gold and PBE Edifica (Level A) sustainability certifications, attesting to its environmental responsibility, energy efficiency, and quality of life for its occupants.

A solid portfolio and new urban landmarks
Lotus’s history of working with prestigious institutions reinforces its position as one of Brazil’s leading real estate developers. In addition to Lotus Prime, the company is also behind Lotus Corporate — the current headquarters of the World Bank in Brasília — and Lotus 903, acquired by ApexBrasil, which will feature LEED Platinum and PBE Edifica level A certifications.
Lotus is also preparing to launch Lotus Tower, in the Setor de Autarquias Norte, with over 169,000 square meters of built area and one of the largest corporate floor plates in Brazil, with nearly 6,000 square meters of open space per floor.
