Lotus sells tower at Lotus Tower for R$ 381 million

Sale of the development’s tower to EQI Asset confirms our vocation for attracting institutional investors to the federal capital

We announce the completion of the sale of one of the towers of the Lotus Tower development to EQI Asset for R$ 381 million. Founded in 2020, EQI CTVM – Brokerage of Securities S.A – is currently one of the fastest-growing retail institutions in the country, managing over R$ 45 billion in assets and serving approximately 80,000 clients.

As the group’s asset management arm, EQI Asset manages more than R$ 7.2 billion and has a team of over 50 highly specialized professionals. Its operations are broad and diversified, with strategies in credit, real estate, infrastructure, agribusiness, and equities, involving both onshore and offshore assets. The manager reinforces its commitment to offering innovative and consistent solutions, always focused on generating sustainable value for its investors.

The acquisition of one of the towers is a strategic move for the manager, which now holds a high-standard corporate asset with full occupancy already secured. All floors of the building are leased by federal agencies. Located in Asa Norte, Brasília, Lotus Tower is considered one of the most modern corporate developments in the country, with 169,000 m² of built area and a General Sales Value (GSV) of R$ 2 billion, with delivery scheduled for 2027. The project is designed to meet international sustainability certifications such as LEED Gold, Fitwel, and PBE Edifica Level A.

For us, this deal reinforces our vocation for attracting major investors to Brasília. “This transaction represents another milestone in Lotus’s trajectory. This sale consolidates the confidence of major investors in Brasília’s corporate real estate market. We remain focused on achieving our goals, confident in the company’s capacity and its institutional credibility demonstrated through results,” says Luiz Felipe Hernandez, our Co-CEO.

Ettore Marchetti, CEO of EQI Asset, highlights the strategic importance of the acquisition: “We believe in Brasília’s potential as one of the country’s main business hubs and identified in Lotus Tower a unique asset that combines contractual security, innovation, and strategic location. It is a top-tier development in a market characterized by low vacancy, already fully leased to federal agencies. The transaction was carried out at a very attractive cap rate, reinforcing not only the resilience of the asset but also EQI Asset’s commitment to offering innovative products that combine security with differentiated returns, always with a focus on generating long-term value for our investors.”
