Residencial Sophistiqué brings comfort and modernity in homes of up to 603m²

Located in the Noroeste neighborhood, this development combines sophistication and cutting-edge technology. Floor plan options start at 303m² and feature 4 spacious suites.

Recently inaugurated in block 111 of the Noroeste sector (DF), Sophistiqué by Lótus residential complex catches the eye of those passing through the neighborhood. The project, designed by Gomes Figueiredo Arquitetura, and the landscaping — featuring imperial palm trees and created by Ana Paula Roseo — highlight the elegance of the marble facade. However, it is inside where the refinement and modernity truly stand out, revealing all the sophistication — beyond the name that brands it — present in every detail of the construction. To begin with, residents do not need controls or keys to access the interior.

Everything is done through technology.

The artificial intelligence in the elevators allows each owner to access only their own floor and the common areas, such as the pool, sauna, deck, multipurpose room, meeting room, and gym. On the ground floor, the video intercom system takes photos of visitors who ring the bell when residents are not present.

The building has five elevators that guarantee private lobbies and entrances for each of the 24 units. All apartments have four suites and at least four separate parking spaces, without the traditional “tandem” arrangement (where cars have to be parked in a line).

The size of the standard units is 303m², and the penthouses range between 489 and 603m². All properties also have two storage rooms—one in the elevator lobby and another in the garage—that together add approximately 10m² to the floor plans.

The development is the first launch by Lótus, a company founded in 2018 by brothers Luiz Felipe and Ruy Hernandez. The company operates in construction, development, management, and sales of properties — with residential and commercial projects in Brasília and the United States. Currently, Lótus has five projects in Noroeste, two in Plano Piloto, and one in Miami.

The first of these, Sophistiqué, is already completed. The location was carefully chosen: block 111 is considered the area with the most complete commercial offerings in Noroeste. According to Luiz Felipe Hernandez, one of Lótus’s partners, more than half of the 24 condominium units have already been sold. “To offer greater security to future buyers, we chose to finance the project 100% with our own capital. We only launched it after completion, which took just 18 months,” he explains.

Apartment with a house feel

What do you prefer: the security of an apartment or the comfort of a house? Difficult to answer, isn’t it? Better to have both. That’s exactly what we had in mind when designing Sophistiqué. We wanted each unit to be a suspended house: safe, modern, functional, and comfortable. And that’s how it was conceived.

Technology is also present inside the apartments through a wireless automation system. With a tablet—which is provided with the property—or via smartphone, it’s possible to control all the home’s equipment and power points: air conditioning, bathtub, lights, sound system, etc. Additionally, the security system includes smoke and gas leak sensors, detects if doors are open, and is connected to the video intercom. Another highlight: all doors can be opened using a password, biometrics, card, or key.

The finishing is something special. The rooms are covered with marble and porcelain tile. “The exception is the living rooms and bedrooms, which we deliver with a subfloor. This way, each client has the freedom to choose the flooring that suits them best. Buyers saw this option as an advantage. They appreciated the possibility of customization. Moreover, we can adapt anything the client wants before the property is delivered,” adds Luiz Felipe.

Common Areas

The architecture firm Valéria Gontijo + Arquitetos designed the building’s finishes and common areas. In the garage, each apartment has its own dedicated power outlet for charging electric cars. “The electricity consumed is billed to the unit, not the condominium,” adds the partner. A plus for safety: the non-slip flooring prevents cars from sliding on curves.

The gym is a dream for anyone who practices physical activity. The equipment from the Artis line by Technogym is considered the best in the world: it features presence detectors, ergonomic design, and login for a personalized experience. The residential building is the first and only place in Brasília to have acquired this line. “Not even the best gyms in the city have this equipment,” adds the co-owner of the developer.

Sales Process

Customer service takes place at Casa Lótus, located at CLNW 02/03 in Noroeste. The space is large, covering over 1,200 m², with open service rooms, a café, meeting rooms, and a coworking area, which is offered to Lotus clients free of charge.
