Lotus discusses the recovery of the office market at the Real Summit State

Lotus Executive Chairman Luiz Felipe Hernandez represented the company at the second edition of the Real Estate Summit, an annual event hosted by Metro Quadrado, a portal affiliated with Brazil Journal, to discuss trends and opportunities in the real estate market. The executive took part in Panel 4 – The Return of Offices – alongside Hilton Rejman, President of BGRE Brazil, and Rodrigo Abbud, Partner and Head of Real Estate at Pátria.

During his participation, Luiz presented general figures on Lotus and highlighted Brasília as the country’s second-largest office market, behind only São Paulo. Despite the capital’s relevance, he emphasized that the city has its own unique dynamics: private-sector demand is primarily concentrated in spaces of up to 1,000 square meters, while large-scale occupancies are more closely associated with the public sector, international organizations, and institutions. In this context, Lotus focuses its operations on developing Triple-A assets capable of meeting the demands of major tenants and investors.

Addressing the recovery of the office market, Luiz Felipe stated that corporate environments have taken on a new role. More than just physical spaces, offices have become a competitive advantage in attracting and retaining talent, particularly amid the shortage of qualified professionals. The trend is toward larger spaces, featuring social and collaborative areas, relaxation zones, and solutions designed to promote well-being and productivity.

Luiz also demonstrated how Lotus has been bringing real estate development closer to the financial market. According to him, access to the capital markets is the result of a process built on governance, credibility, sustainability, project quality, and the ability to establish relationships with major institutions and investors.

Examples presented included the financial structuring of Lotus Prime, the current headquarters of the Delegation of the European Union to Brazil, as well as the transactions related to Lotus Tower, a corporate complex developed by the company in Brasília.

Luiz also argued that the success of a real estate developer should not be measured solely by how quickly it sells its assets. For Lotus, it is essential to preserve the value of its developments, identify the right timing for each transaction, and structure models that allow the company to capture the future appreciation of its projects.

Lotus’s participation in the Metro Quadrado event reinforced the company’s positioning as a specialist in high-end corporate developments, attentive to transformations in the workplace and the evolving needs of occupants. More than simply building offices, Lotus seeks to develop assets capable of creating value for companies, investors, and the city.
